The former Spoerry spinning mill, known as the “Flumserei”, is undergoing transformation. The historic factory site in the canton of St. Gallen is characterized on the one hand by the main building dating from 1866, which is currently being converted into residential and commercial premises, and on the other hand by the “Werkgasse” area behind it, which is defined by five existing buildings. baubüro in situ is carrying out the renovation of two buildings, whereby the existing areas are to be retained as much as possible and the interventions kept to a minimum. In addition to preserving as much of the building fabric as possible, the aim is to achieve a high degree of program flexibility and a sensible, ecological use of materials.

Another focus is on the reuse of building components. For example, 85 windows from the main building that could not be retained for its future residential use will be reused in the “Werkgasse”.[j.1]  A great many other components are being given a second life in the “Werkgasse” including safety railings, handrails and a staircase made of steel, trapezoidal sheet metal, integrated ceiling heating systems, interior doors, cement floor tiles and stone blocks as well as lights and sanitary fittings.
